Why Your Garage Door Opener Stopped Working

9 out of 10 opener calls are one of five things: blocked safety eyes, dead remote battery, stripped main gear, blown capacitor, or a snapped trolley carriage. None of them require a new opener. We carry genuine LiftMaster, Genie and Chamberlain parts on every truck, and most repairs are completed in a single visit with a free written estimate.

We fix before we replace

Most shops push a new opener. A simple capacitor repair is almost always smarter than a full replacement on a 5-year-old unit.

Authorized LiftMaster dealer

Direct factory pricing, full manufacturer warranty, and access to current-model parts other shops have to special-order.

WiFi & smart home setup included

MyQ, HomeKit, Alexa, Google Home — paired and tested before we leave. No tech-support nightmare.

Up to 10-year labor on new openers

If you install a new opener with us, the labor warranty is up to 10 years. The motor carries the manufacturer's 10-year warranty.

Belt vs Chain vs Jackshaft — Which Opener Is Right For You?

The three opener drive types we install most often in South Florida. Compare noise, lifespan, and price before you choose.

Belt-drive garage door opener mounted on a residential garage ceiling

Belt Drive

Quietest · Best for attached garages

A reinforced rubber belt glides along the rail in place of a metal chain. Vibration-free and nearly silent — ideal when the garage sits under a bedroom or living space. Modern LiftMaster belt drives ship with WiFi (MyQ), battery backup, and DC soft-start/stop motors that extend door and opener life. Highest upfront cost of the three, but the lowest long-term maintenance.

  • Noise: Very Quiet · ~50 dB
  • Durability: 15–20 years · low maintenance
  • Price: Quoted on-site
  • Whisper-quiet operation
  • Smooth DC soft-start
  • Built-in WiFi + battery backup
Chain-drive garage door opener mounted on a residential garage ceiling

Chain Drive

Most affordable · Workhorse for detached garages

A steel bicycle-style chain pulls the trolley along the rail. Proven technology with the strongest lifting power for the money — handles heavy wood and insulated steel doors without straining. The trade-off is noise: metal-on-metal vibration carries through the ceiling, so it's best in detached garages or homes where no living space sits above the door.

  • Noise: Loud · ~70–75 dB
  • Durability: 10–15 years · periodic chain lube
  • Price: Quoted on-site
  • Lowest upfront cost
  • High lifting torque
  • Easy, inexpensive repairs

Jackshaft (Wall-Mount)

Frees ceiling space · Premium clean install

Mounts on the wall beside the door and drives the torsion bar directly — no overhead rail, no chain, no belt. Required for cathedral ceilings, car lifts, and overhead storage racks. Includes an automatic deadbolt that locks the door into the track for extra security. The premium choice for high-ceiling garages and clean modern installs.

  • Noise: Quiet · ~55–60 dB
  • Durability: 15–20 years · sealed drivetrain
  • Price: Quoted on-site
  • No ceiling rail needed
  • Automatic deadbolt lock
  • Ideal for high / cathedral ceilings

Warning Signs You Need Opener Repair

If any of these match what your door is doing — stop using it and call us. Forcing a damaged door turns a small repair into a major bill.

Opener hums but door won't move

Blown capacitor or stripped main drive gear. Both are quoted on-site before any work — do not replace the whole opener.

Door reverses before fully closing

Safety eyes (photo-eye sensors) misaligned or dirty. Free realignment during any service call.

Remote works inside but not outside

Failing antenna or weak logic board. A quick antenna swap usually solves it without a new opener.

Wall button works, remotes don't

Time to reprogram or replace the remote. Universal remotes available, quoted on-site.

Loud grinding from the opener head

Plastic main gear stripped. Genuine LiftMaster/Chamberlain gear kits installed, quoted on-site.

Opener cycles on its own / phantom opens

Stuck wall switch wire or RF interference. Diagnosed free, usually a 15-min fix.

How Opener Repair Works With Us

A real technician answers the phone, the price you're quoted is the price you pay, and we don't leave until the door is balanced and tested.

  1. Step 1
    Free over-the-phone triage

Describe the symptom — we'll often tell you if it's a remote battery before we dispatch a truck.

  2. Step 2
    On-site diagnosis

Tech runs a 12-point opener test: logic board, capacitor, gear, sensors, force settings, trolley, belt/chain, remote/wall, antenna.

  3. Step 3
    Repair with OEM parts

Genuine LiftMaster, Genie, Chamberlain or Linear parts. No-name aftermarket gears are why your last repair didn't last.

  4. Step 4
    WiFi & remote reprogramming

MyQ setup, keypad reprogramming, smart-home (HomeKit / Alexa / Google) — included free during any service.

  5. Step 5
    If replacement is smarter

Openers older than 15 years often cost more to repair than replace. We'll show you the math before recommending a new install.

Most Common Opener Problem

Misaligned Safety Sensors (Photo Eyes)

If your garage door starts to close and then reverses back up, or the opener light blinks 10 times and won't shut, the culprit is almost always a misaligned photo-eye sensor. Federal law (UL 325) has required these infrared safety sensors on every residential opener since 1993 — one mounted on each side of the door about 6 inches off the floor. When the invisible beam between them is broken or even slightly knocked out of line by a bumped bracket, lawn equipment, or a loose mounting screw, the opener refuses to close the door as a safety measure.

Look at the LED on each sensor: a steady green light on the receiver means the beam is aligned; a flickering, dim, or off light means it isn't. Other frequent causes we see in South Florida are sun glare overpowering the receiver in the late afternoon, spider webs and lovebug residue blocking the lens, corroded sensor wires from coastal humidity, and water intrusion after summer storms. Most sensor alignment calls are completed in a single visit — we loosen the wing-nut bracket, re-aim the eyes until both LEDs glow solid, tighten everything down, and test the auto-reverse with a 2x4 per the manufacturer's safety check.

  • Door reverses when closing
  • Opener light flashes 10 times
  • Sensor LED off, dim, or flickering
  • Works manually but not from remote

Opener Repair — Common Questions

How much does it cost to repair a garage door opener?+

We quote your exact price in writing before any work starts. Capacitors, safety eyes, and sensor work are typically the most affordable repairs. Logic boards and drive gears cost more. A full new LiftMaster opener installed is quoted on-site depending on model.

Is it worth fixing an old garage door opener?+

If your opener is under 12 years old and the repair is modest, fix it. If it's 15+ years old, lacks battery backup (Florida law requires it on doors installed after 2019), or is a discontinued model with hard-to-find parts, replacement is usually smarter. We'll show you the math.

Does Florida law require a garage door opener with battery backup?+

Yes. Since July 2019, all residential garage door openers sold in Florida must include battery backup so the door can be operated during a power outage (Florida Statute 553.885). Every new LiftMaster we install meets this requirement.

Why does my opener work sometimes but not always?+

Most often a weak capacitor (intermittent humming, occasional dead start), a worn limit switch (door stops at random heights), or RF interference from a new device in your home (LED bulbs are a notorious culprit). All diagnosable in one visit.

Can you connect my garage door to WiFi / HomeKit / Alexa?+

Yes — every LiftMaster we install includes MyQ WiFi. We pair it to your phone, set up Alexa or Google Home voice control, and add HomeKit via the optional 819LMB module. Setup is included free during any opener install.
